Investment Realty Advisors is happy to provide our tenants with our Resident Benefits Package. For $45/month, our residents receive the following benefits:
Resident Liability Insurance
As part of the Resident Benefits Package, you are enrolled in Asset Protection. Your lease agreement requires all residents to maintain liability insurance. However, this benefits package waives your obligation to indemnify the property owner for accidental damages (fire, smoke, explosion, water discharge, sewer backup, pet damage, and bed bug remediation) caused by negligent acts or omissions, as further described in your lease agreement up to $100,000.
Asset Protection is not a renter’s insurance policy and is not designed to replace a renter’s insurance policy.
Home Buying Assistance

Air Filter Delivery
Your air filter collects dust, hair, dander, and other particles that get circulated through the air system. Changing your home’s air filter ensures your home has cleaner, healthier, and fresher air. It also helps you save money on your heating and cooling bills!
The Resident Benefits Package makes it easier than ever to replace them! Investment Realty Advisors will deliver an air filter right to your door every 90 days. There is no need for you to remember or buy one, it is hassle-free, and all you will have to do is change them out!
24/7 Maintenance Coordination
We’re ready to solve your midnight emergencies! Reporting any maintenance request requiring immediate action is easy and fast through our 24/7 emergency maintenance line available to our residents.
Emergency maintenance requests consist of fire, flooding, sewer backup, and exposed wiring.
In the case of an emergency, call (801) 528-4557 ext. #5 during business hours and ext. #2 after hours and on holidays. Please relay your name, property address, and the issue to the agent. If your issue requires immediate action, our maintenance coordinators will contact you shortly after the request is reported.
Online Resident Portal
View any charges on your ledger, make online payments, submit work orders, and access your communications through our online resident portal. All you have to do is visit our Tenant Portal & FAQ page on this website, and create a login. It’s that easy!
Free ACH Online Payments:
Online payments are fast and convenient, but why pay extra? Our online Resident Portal allows you to make ACH payments with no convenience fee charged to you! And yes, it gets even better by allowing you to set up monthly auto-payments.
*Credit and Debit card payments will still be charged a convenience fee to the resident.*
1X Late Fee Forgiveness
It happens to the best of us; sometimes, life takes over. And during those times, it's easy to forget to pay rent on time. During your tenancy, you will receive the benefit of 1 late fee forgiveness through the Resident Benefits Package if rent is paid in full within three days after rent is deemed late.
1X Evaluation Rescheduling
To ensure the property is being well-maintained, we conduct regular property inspections. There is a $50 fee for canceling and rescheduling a previously scheduled inspection as listed in the lease agreement. However, through the Resident Benefit Package, we grant you the option to cancel and reschedule one inspection once throughout your tenancy without being charged the fee. One of the lease signers will need to request a reschedule no later than 24 hours before the scheduled appointment.

We only work with reputable, licensed, and insured vendors for every job. This ensures we have the best possible vendors servicing our properties for your peace of mind.
